Does my rent change if I work with an Apartment Locator?

Not at All. The price you sign your lease for is the price you pay. Property owners set aside for marketing to ensure enough exposure that keeps their communities at a desired occupancy rate. Their marketing budget includes online ads, properties website, and apartment locators.

What requirements are needed to qualify for an apartment?

1. Make 3X the market rent amount (Most properties ask for pay stubs, bank statements, or tax returns as your proof of income)

2. Have a Credit Score above 580

3. No rental debt owed (no broken leases in the last 5 years)

4. No felonies (none within the last 5 years)

5. No misdemeanors (none within the last 5 years)

What information is needed for my Apartment Locator to get credit?

I will need this information to get credit for referring you. Once you are approved and receive this information.

1. Your Apartment Number

2. Your Move-In Date

3. Your Rent Amount

4. Your Lease Term

Can you locate me an apartment in a safe neighborhood?

As a Licensed Real Estate Agent, I am not allowed to discuss safety or any demographic questions due to fair housing laws. However, based on your apartment search criteria I can help narrow down the listings to a neighborhood & home you will approve of.

When should I start applying for an apartment?

It’s best to tour and apply when you’re ready to the same day! That could be anywhere from 45-60 days out from your move-in date. If you’re relocating and you are only in town for the weekend, applying and locking in a deal during your trip is a great idea as well.

Apartment pricing and availability is subject to change every 24 hours. So if you like what you see during your tour I suggest you put the application in then and there so you don’t lose out on it! There has been apartments that get rented in minutes after a tour, and I would not want that to happen to you.

Why is your rental service not Free?

Working with me as your Apartment Locator is Free, the apartment complex pays me for bringing an approved renter for their empty available apartment, the Consultation to speak with me so I can diagnose your situation is a small fee.

You could get this fee back once you refer a prospect that will get approved, your funds will come 30 -45 days after they move in. I will make sure of that!
